Whenever I see new land for lease near a shopping center in Twin Falls, my imagination runs wild. We all have opinions on what we'd like to see built, but regional revenue trends play a large role in the types of businesses that actually break ground in southern Idaho.

Some of the most entertaining reading available to those of us in southern Idaho materializes when construction begins at a new city site and there's no signage giving area residents any indication as to what's coming. Southern Idaho rants/raves sites are perfect platforms for airing grievances over such matters. Take for instance the new commercial pad site on Pole Line Road East near Culvers, which is currently for lease.

Areas of Twin Falls that are accustomed to having high amounts of traffic are best conditioned to receive more customers, which makes Blue Lakes Boulevard and Pole Line Road very appealing for individuals looking to open a new business. Prior to opening a new business, it's important to get a feel for what has worked in a desired location and what hasn't. This is where revenue trends factor in.

Idaho's biggest revenue drivers in 2022 included auto dealerships, grocery stores, health services, drug stores, and businesses specializing in baked goods and soft drinks, according to data shared by ibisworld.com. Other elite revenue drivers in the past year included the banking industry, gas stations, and convenience stores.

According to information I received Monday afternoon, the new site on Pole Line Road East is still available for lease. If regional trends are any predictor as to what's coming, an urgent care, coffee shop and bakery, bank, fueling station, or market makes the most sense in Twin Falls, despite how popular the idea would be with locals. Only time will tell.
